As a lifelong member of the community and a 30+ year veteran in the real estate business, I've had the opportunity to work with many types of professions. Typically, the selling season is in full swing by mid-March with a decent amount of inventory. So far, the Spring sellers' have yet to surface. Take a look at some basic stats for March broken down by City and zip codes. This month I added a new number to help show you how low inventory actually is across the Foothill community. I added the number of single-family homes in the specific zip code. For instance, La-Crescenta 91214 and Montrose 91020 have a combined total of 11,360 single-family homes, with only 15 currently for sale.
Take a look at the current market stats for several local communities: Northwest Pasadena, Altadena, La Canada, La Crescenta, Glendale, Tujunga, Sunland, and Shadow Hills.

The number of new listings added to the MLS each week has been falling by double-digits, and total active inventory is following suit.

Meanwhile, buyers remain frustrated as the lack of inventory still creates bidding wars. The three recent bank failures will likely help buyers with better interest rates. But rate drops will likely motivate buyers that took a seat on the fence to get up and join an already crowded pool of buyers.

Interestingly, the media continues to report buyer demand has softened, but there are no signs of this in the communities across the Foothills. If your concern about selling is the lack of buyers or a significant decline in value, I can assure you neither is accurate. There are several strategies I am executing for sellers. If you are considering placing your home on the market, let's discuss the right approach to meet your needs and concerns.

On a brighter note, welcome to Spring. Here is a fun fact about Spring: Before Spring was called Spring, it was called Lent in Old English. Then, starting in the 14th century, it became "springing time"—a reference to plants "springing" from the ground. Then in the 15th century, this was shortened to "spring-time" and further shortened in the 16th century to "spring." My favorite part of this season are the colors in my garden. I'm curious to know what you enjoy about Spring.
